Good morning, Jane

Flat 2, Bethnal Green E2 · {{ tenureLabel }} · gas boiler · EPC D Edit my home details
The plan we recommend for you
£360 off your bills, every year
1.7 tonnes less CO₂ a year — four fifths of your heating carbon

Six measures, in the order set out in your plan. Some options overlap — a heat pump in your flat, or one for the whole building — so we have picked the combination that works together.

How we worked this out
Heating costs you £980 / year
18% above average
Your heating carbon 2.1t CO₂ / year

Summer overheating High risk

Insulating without shading could make this worse — we've factored that into your order.

Replace the gas boiler with a heat pump

Your flat has rear wall space for the outdoor unit, and the £7,500 Boiler Upgrade Scheme grant covers most of the cost. Your landlord has to agree — so we've written the request for you.

Why this order: your flat is top-floor and south-facing, so shading comes before insulation — sealing the flat up first would push summer temperatures higher. Steps 8 and 9 are alternatives to steps 6 and 7, whichever your building agrees to first.

Heat pump instead of the gas boiler

Sent to Eastway Lettings (managing agent) on 10 September
What you sent

Dear Eastway Lettings, I'd like to ask about replacing the gas boiler at Flat 2 with an air source heat pump. The £7,500 Boiler Upgrade Scheme grant is available to you as the owner and covers most of the installation. The flat currently holds EPC D; minimum energy efficiency standards for rented homes require E today and are set to tighten. I'm happy to arrange the survey and be at home for it. Could you let me know your view by 24 September?

Asking for an energy improvement is not grounds for eviction. If you're threatened with one, tell us — that's retaliatory and we'll route you to the council the same day.
